The Year-to-Date (YTD) statistics for this area so far has the average listing price at $1.294 million and the average selling price at $1.77 million, leaving us with a sale price to list price ratio of 96%.  However, if you are a buyer and you’re interested in this town, you don’t need to fear paying over the list price.  The list price is simply a marketing tool that’s used to generate activity and sometimes a home will be slightly under-priced to generate multiple offers.  What you will get here is more value for your money, especially if you’re able to renovate the kitchen, bathroom, etc.  In the end, you’ll be buying and creating a home that you can really love.
